Okay, this will sound kind of bad, but I’m only human, here. My poor dad passed away almost a year ago, and I, as the oldest child, have been dealing with his probate stuff all this time. He didn’t leave a will, or any life insurance or anything! What he did leave is this house in the woods in the middle of nowhere, in another state. I need to find out how you can sell your house yourself, and fast. I need to pay off the estate, and get my money back for all the costs of doing this stuff! My brother wants to keep it for hunting and fishing, but he isn’t willing to pay for it, so no dice! That thing needs to go. I’m sure Dad never would have done this if he’d known how ill he really was. Nobody expected him to pass on so suddenly. I really hope there is a way to get rid of that house, so I can finally mourn him and get on with my life.

The best tip I received regarding real estate was to make my house a showplace. My realtor in Granbury told me to start at the front with curb appeal and make the buyers feel good about the property even before walking inside. I did this by planting colorful and fragrant flowers in the front flower beds and putting a fresh coat of paint on the front door. That grabs attention from those driving by on the street as well as those who make the first move to come see the house. Smells are important when selling and that’s why I put the fragrant flowers in the front. A bad smell can make people think there is something wrong and puts a bad thought in the head of the buyers.
I was told to carry that theme inside as well. If possible, to bake some cookies or bread before an open house so the house would be filled with a warm and inviting scent. Making your house a showplace doesn’t have to mean spending a lot of money. It can be as simple as getting rid of clutter and junk so that buyers can easily see their things in the house instead of trying to figure out where they would find the room for items. Clutter and knick knacks can make a space seem small so it helps to get rid of them.
I also kept it extremely neat and organized. Adding a fresh coat of paint is a great thing to do if you have the money, but even just wiping down the walls and cabinets can help bring about the showplace look if you don’t have the time or money for repainting. Sometimes it helps to go to Open Houses and see other homes for sale and what you notice about them. Remember what you notice and take it home with you in your mind so that you can make the changes in your own home. It can be sometimes easier to spot flaws in someone else’s Open House because it’s a new view and something you haven’t lived in for years. Remember to keep it clean, smelling fresh and get rid of clutter. Turning your home into a showplace is easier than you think and it’s very affordable. It can be the difference between an offer on the house or someone going down the block. Little things add up so keep it clean, fresh and inviting.

When I first got to Colorado due to a work assignment, I always thought to myself that my stay probably wasn’t going to be a pleasurable one. See, I’ve never been the outdoors type of person as I was born in New Jersey, and resided and worked in New York. The thing is, I’ve been tasked to facilitate the opening of a business branch in Denver and thus I was relocated. So here I was accepting the offer, yet I wasn’t so sure how I would adjust to a less urban environment.
But when I decided to try mountain hiking out for myself, I found that I absolutely loved it! The mountain ranges were to my taste as the clear air wafted through my lungs. This definitely beats going to the gym or working out for the heck of it. I’ve enjoyed it so much that I’ve recently considered buying some Denver real estate for myself, if ever I decided to really settle down here.
